What drives walk-in cost.

A walk-in almost always costs more than a built-in of the same finish — not because the per-metre rate is higher (it isn't), but because a walk-in wraps cabinetry around two or three walls instead of one. More walls means more lineal metres, more carcasses, and corners to turn. Here's what sits inside the number.

  • More lineal metres. A walk-in runs cabinetry along two or three walls, so a job is often 4–5+ lineal metres versus a single-wall built-in. Every metre is more 16mm HMR carcass sheet — about $90 per 2400×1200 sheet.
  • Corners and returns. Where the cabinetry turns a corner you add end panels and returns — extra panels a straight run doesn't need.
  • Door style and finish. Plain 18mm MDF (about $100 per sheet) is the floor. Shaker profiles add roughly $100–$150 per sheet of machining; painted, glass, mirror and timber-look finishes add more.
  • Drawers over doors. Each drawer box adds a runner set (about $40 supply + $15 fit for soft-close, or ~$25 + $15 for ball-bearing), $20 assembly and more fronts. A bank of dressing-room drawers lifts the price.
  • Hardware tier. Blum soft-close hinges (about $9.50 each) versus budget hinges (about $4 each), across every door, adds up.
  • Internals. Hanging rail is cheap — about $7 per lineal metre, brackets $1.20 each — and shelving is cheap. Specialty pull-outs and baskets are where internals climb.
  • Assembly and install. Assembly runs about $20 for a base/wall cabinet under 1m and $35–$55 for a tall cabinet; on-site install is about $900 per day, and tight or out-of-square rooms take longer.

The cabinetry figure excludes things like a stone benchtop upgrade (for a dressing island), lighting or electrical, and painting the room.

How wide should the walkway be?

What hanging heights should I use?
For a single long-hang rail (full-length coats and dresses), set the rail about 1700–1850mm off the floor. For double-hang — shirts and folded items above and below — use two rails at roughly 1000mm and 1900mm.
